CEO

Steve Dillon brings a lifetime of leadership, service, business experience, and practical real estate knowledge to Diversified Income Specialists. His life and career have been shaped by hard work, integrity, mentorship, and a commitment to helping others move forward.

Steve was born shortly after the end of World War II and spent his early years in the High Uintah Mountains of Utah, about twenty-two miles above Kamas, where his father was born and raised. Growing up in the mountains helped shape Steve’s appreciation for hard work, family values, responsibility, and perseverance. His father worked for the U.S. Bureau of Reclamation on the Duchesne Tunnel as part of the Weber Basin Project, a major effort focused on developing water resources throughout the Intermountain Region.

Steve attended public schools in Kamas and Ogden, Utah, before continuing his education at Utah State University in the College of Natural Resources. He graduated with a Bachelor of Science degree with a composite major in Wildlife and Fisheries Management. During his time at Utah State, Steve completed an internship on the Mark Twain National Wildlife Refuge along the Mississippi River near Grafton, Illinois, where he spent the summer of 1968 banding ducks and gaining hands-on experience in wildlife conservation.

During his senior year of high school and throughout college, Steve also served a six-year enlistment with the U.S. Army Reserve. His service included two years in artillery as a gun guide and gunnery crew member with the 3rd Howitzer Battalion, followed by four years in support and supply units as a Company Armorer. That experience strengthened his discipline, leadership, accountability, and respect for teamwork.

In September of 1969, Steve began his career with the Idaho Fish and Game Department as a fish culturist. Near the end of his first year, he was promoted to Fish Hatchery Superintendent, a position he held for the remainder of his career. His work required responsibility, attention to detail, problem solving, stewardship, and a deep commitment to managing valuable resources with care.

In 1971, while continuing his career with Idaho Fish and Game, Steve began volunteering with the Boy Scouts of America as an Explorer Post Advisor. He worked closely with older youth, primarily ages 14 through 18, helping guide them through some of the most important years of their lives. Because Steve had experienced limited leadership during his own scouting years, he made it his mission to provide young people with the mentorship, structure, encouragement, and support he wished he had received.

By the early 1980s, Steve expanded his volunteer service to the district level, where he helped train and support other adult leaders. Even as his leadership responsibilities grew, he continued working directly with the young men in his local unit. For more than 45 years, Steve gave his time, energy, and resources to help young people grow into responsible, capable, and confident adults.

Over the years, Steve had the privilege of watching many of the young people he mentored become business owners, community leaders, husbands, fathers, professionals, and public servants. His service earned him several awards and recognitions, including the Silver Beaver Award, Scouting’s highest and most distinguished honor for volunteers at the council level. Of all his accomplishments, one of the most meaningful to him is seeing seventy-six of the young men he mentored earn the Eagle Scout Award.

In 2009, after feeling the effects of the 2008 economic downturn, Steve returned to work as a substitute teacher in his local school district. Teaching was a natural fit for him because he has always felt comfortable working with and encouraging young people. It gave him another opportunity to continue guiding, supporting, and investing in others.

Alongside his public service career, Steve also built a strong foundation in business and entrepreneurship. While working with the Idaho Fish and Game Department, he launched a wholesale and retail business in the direct selling industry. The business continued to grow, and in 1986, Steve relocated from Idaho to Arizona in search of new opportunities. As the business world evolved, Steve adapted with it, taking his business online in 1995 and positioning himself early in the digital marketplace.

Steve also developed valuable hands-on experience in construction and real estate-related trades. He worked in framing, trim carpentry, and roofing, skills he first began learning during summers in high school. This practical construction knowledge later gave him a better understanding of property repairs, project planning, and the real work involved in improving a home.

Steve completed his first real estate transaction in 1992 and later assisted one of his sons with fix-and-flip projects. Through those experiences, he gained practical insight into the importance of evaluating a property correctly, understanding repair needs, managing risk, and having access to the right funding at the right time.

Today, Steve brings that same combination of service, business experience, construction knowledge, and real estate understanding to his work with Diversified Income Specialists. He understands that investors, contractors, and entrepreneurs need more than just capital. They need clear communication, reliable guidance, honest expectations, and funding solutions that help them move forward with confidence.
